How to know when you need a new roof?

Before re-roofing, check for structural integrity. Look for leaks, loose boards and rotten wood in your yard and attic. If your roof is over 15 years old, or shows any of the following warning signs, you might want to consider replacing your roof: Algae Growth: A dark discoloration on roofs, usually brown or black in color and resulting in a streaked, dirty-looking rooftop. Blistering: Tears or swells that break open and reveal the asphalt. Buckling: Often the result of wrinkled underlayment, improperly applied felt, applying shingles over rough old shingles, roof deck movement, poor ventilation and/or improperly spaced sheathing. Ceiling Spots: Caused by leaks in your roof. Check your attic, chimney, vents flashing, rafters and eaves for signs of water damage. Check the roof itself for damaged shingles. Curling: Can be caused by high nails, lack of fasteners, lack of back coating on a shingle, under-saturation of the asphalt felt in organic shingles or a lack of ventilation. Damaged Flashing: Damage can be caused by improper installation, drying and cracking of old roof, or settling of structure. Missing Granules: Check for exposed asphalt or mat. Missing Shingles: Shingles might blow off your roof when exposed to high winds or if they were improperly fastened.
Rotting: Caused by absorption of moisture by the mat at the core of the shingle. You'll find a list of shingle colors here!
